Apartment & Rental System

I would love to see a full apartment system added to inZOI.

Players should be able to build or own an apartment building on a single lot and rent out individual apartments. These apartments could be lived in by Zois controlled by the player or rented out to NPC Zois as tenants. This would allow us to play with multiple families within the same building and create a more lively, realistic environment.

In addition, the apartment building should have shops on the ground floor. Players could choose to rent these shops out to NPCs or run the business themselves if they want.

For realism, the apartment building itself should age over time, just like furniture does. Paint could peel, walls could crack, and the building could slowly wear down. Eventually, players should have the option to demolish the old building and construct a new one, just like in real life.

I truly believe this system would add a huge layer of realism, storytelling, and long-term gameplay, and it would be perfect for players who enjoy realistic life simulation. :face_holding_back_tears::lotus::smiling_face:

I would like to suggest adding a realistic but non-lethal earthquake system to inZOI.

During an earthquake, apartment buildings should take visible damage. Walls could develop cracks, paint could peel, and windows could break, making the building feel worn down and unsafe. The earthquake should weaken and age the apartment, just like long-term structural stress.

No Zoi should die during earthquakes, but the building itself should suffer damage. After the event, players could repair, reinforce, or eventually demolish and rebuild the apartment.

While the earthquake is happening, Zois should panic and feel fear. They could stop what they are doing, react emotionally, and try to protect themselves, adding immersion and realism to the experience.

In The Sims 4, earthquakes exist, but they only cause the screen to shake and do not meaningfully affect gameplay. I hope inZOI can implement earthquakes in a more realistic and immersive way, focusing on environmental damage, emotional reactions, and long-term consequences for buildings.

This system would greatly enhance realism for players who enjoy deeper and more believable life simulation. :smiling_face:

I think earthquakes should happen; for those who don’t want them, there should be a button to turn off the earthquake feature. :blush:

Along with the rental system, there could be garbage chutes mounted on stairwells, regular mailboxes on the wall, so you could stack a few of them (as is usually the case in such apartment buildings - there are entire panels of mailboxes, chutes, so people from the 10th floor don’t have to go downstairs :laughing: ). Developed (from negative to positive) neighbor interactions. That would be such a combination of City Living + For Rent. Besides that, I would add with such an update additionally some neighborhood of a European city with downtown and suburbs, with a moderate climate where all 4 seasons occur and the playability of this game would skyrocket - you have a ready recipe for increased sales :laughing: Of course, you would need to write code for a new type of lot, which would be divided into separate, independent apartments, but I don’t know if our computers could handle it :sweat_smile:

- The ability to create multiple separate units and households within the same building

- A landlord system where we can rent out units and manage tenants

- Tenants having realistic lives (jobs, daily routines, relationships)

- Complaints and event systems (noise, late rent, neighbor conflicts)

Most importantly, I would love to see mixed-use buildings:

- Shops or businesses on the ground floor (cafes, markets, salons)

- Apartments on upper floors

Additionally, an important feature would be:

- The ability to own properties across the city, not just a single building

- Being able to buy apartments in different buildings depending on our budget

- The option to sell or rent out both apartments and shops

- Creating a full real estate and investment system

And instead of being added as a DLC, it would be much better if this system is introduced as a free update with a “Real Estate Agent” career. Allowing players to actively experience buying, selling, and renting properties as a career would add significant depth to the game.

This system would make the game feel far more alive and realistic. Managing properties, running a business downstairs, and interacting with tenants across different buildings would be an amazing experience.

Adding these features with more depth than The Sims 4 would truly take inZOI to the next level.

I wonder if they haven’t done this yet due to optimisation. I wouldn’t mind if they just made this an option for canvastown and adjusted the number of lots to accommodate (say you tick a box to say I want up to three households per lot, and they give you 17 lots instead of 50).

Well, such an option should be added, because if The Sims 4 has 2 such add-ons (“City Living” and “For Rent”) - there’s no point in talking about optimization, because if someone, for example, has weaker hardware and it wouldn’t run for them, then make it at least optional, so they could turn it on or off in “game options” and that’s it. :laughing: :sweat_smile:

I would love to see a comprehensive real estate and inheritance system added to inZOI. Players should be able to pursue a real estate career, buying and selling apartments, houses, land, and commercial properties. Apartment buildings should also be able to include shops and businesses on the ground floor, which could be rented out or operated by players. In addition, players should have the ability to purchase old buildings, demolish them, and construct new residential or mixed-use developments.

Neighborhood relationships should also be expanded. Zois living in the same apartment building should be able to interact with one another, build friendships, develop conflicts, and participate in decisions related to the building and its community.

Most importantly, the game should include a deep inheritance system. When a Zoi dies, their apartments, shops, land, and other assets should be transferred to their heirs. If no will has been created, family members should be able to argue over inheritance, creating realistic family conflicts and disputes. For example, if a Zoi owns a four-story apartment building with eight units and a shop, those properties could be divided equally among the heirs or distributed according to a will created by the player. Giving players the ability to decide how their assets are passed down would make multi-generational gameplay much more realistic and engaging. Such a system would allow families to build wealth over generations and create meaningful stories around inheritance, family relationships, and property management. :star_struck: :star_struck:

I agree with this idea. In addition to apartment buildings, I would like to be able to build multi-storey ground/underground parking for these buildings. Since it is assumed that half of the residents of these houses will have private transport (probably)

I personally will be happy if zois can buy and own several real estates.

I support this idea, but I want to add that all these apartments and buildings should be very expensive. Then zoi will have an incentive to earn money.
